How renting works in the Netherlands
If you are new to the Netherlands, the rental process can feel unfamiliar. Here are the basic steps and common terms used when renting a home in Amsterdam.
Rental applications
When you apply, the landlord or agent usually wants to know who you are, where you work, your income and who will live in the apartment.
Deposit and first month’s rent
Usually paid before key handover. Understand the payment instructions and never transfer money if you are unsure the offer is legitimate.
Registration at the municipality
Most tenants register using the rental agreement. Always check whether registration is possible before accepting a home.
Utilities and water
Tenants often arrange their own energy, internet and water. Sometimes the landlord keeps certain contracts temporarily and settles usage later.
Furnished or semi-furnished
Furnished usually includes furniture and basic inventory. Semi-furnished often includes flooring and curtains, but not always furniture.
Pets, smoking and house rules
Rules about pets, smoking, noise and shared areas should be clear before signing. Some buildings also have VvE or house rules.
